Just an idea on property taxes and by all means correct me if my plot won't work: Since all of our home values are going down the shideroo, I plan on contesting my real estate tax bill to have it lowered to the current value. Will it work? Yes or no?

It will only work if you have paperwork to back up your claim. A buddy of mine contested his, but first he got an appraisal and proved that it was lower in value than the counties estimate, and he won. He paid $300 for the appraisal. If you don't have written proof you'll have little or no luck.

Was it worth the $300 or did he loose money in the deal?
If I could beat them and come out $1 to the good I would do it just for the principle of the whole thing.
 
You probably won't come out ahead for the first year. But generally the drive by assessments are only done eoy. Some muni's only do it every 5 years. Call city hall and ask the assessor when the last one was done, and when the next ones are scheduled. You can also assume the current downward trend of the housing market may take 4 or 5 years for the value to recycle itslef..if at all. So your basically looking at a minimum of 2 years of enjoyment of a decreased property tax, and possibly more if the housing market stays in shambles.. If it were me, I would pay for the appraisal and give it a try. If nothing else, you'll probably get a good cry knowing your upside down on your house.lol Also it might be worth a try to ask your appraiser for all the recent sale values of homes within a 5 mile radius 10 miles in rural areas. They generally list only three (high, low, median) on your actual appraisal, but they may have investigated 20. It never hurts to have extra ammo when you take on city hall.

Didn't know I'd have to pay the appraiser:mad: Thought it was up to county assesor to prove his point. We live out in the country side so I would think we would de-value a little more than urban properties, and no way we'll go "upside down" so I won't be joining Hound in his box:)

I think the way all the home values skyrocketed in the first place was utter BS to begin with! We bought this place in 01 and within 6 months the lender was right back telling us we could get 2nd/home improvement for unGodly amount because our place was now worth a little over $50k more than we paid and hadn't done one thing but cut the grass LOL I smelled the rat we have running amok now right then.

You don't know how much I gloat every day that we were wise enough not to fall for the ARP crap!
